Commercial property for studios

Hey guys I know many of you probably work in studios that are housed in some kind of commercial property. Im getting to the point where I need to accomodate more people and have freedom. I rent a studio at my buddys house but its small and im always getting bitched at for my bands "fucking shit up" which is purely a cop out. I realize that if im going to step my career up I need a place to keep bands and have them stay so I won't have to refuse bands that can't drive to my place everyday. Can someone point me in the right direction? What kind of property should I be looking at?
 
Or deal with a 10-20 minute drive from your current location (if this applies) and snag some old farmland or something - renovate a barn or bigger house on a fair bit of land with no neighbors around. Should be decently cheap if you get it in buttfuck county or something a bit more rural.
