Regency Suites still has plenty of rooms. It's nice, reasonably affordable (not as cheap as Sucky 8, but not as expensive as some of the closer hotels) and is right by the MARTA station. However, it's a loooooong walk after the last night of the fest. It's close to the Checkers and Domino's Pizza.

Is it really as bad as it sounds?

While that sucks, I didn't have any issue in my room 2 years ago. Also, it's Atlanta. A roach or two shouldn't really be a cause for alarm. It happens and doesn't really indicate filthy conditions unless they're swarming. I probably see one or two of them in my house every few months in AZ, and they're pretty common in Florida too. Gross, sure, but hardly damning.

As you say, it is next to the MARTA station, so if you really are beat, you can take MARTA back.

Personally, I'm staying at Hotel Midtown this year. Same distance away, but much cheaper (via Priceline). Unfortunately, no free breakfast, but I can deal with that. Personally, I don't mind the walk.

It's a longer walk than the Residence or Artmore, but it's not *that* long. However, the Marta shuts down before the fest ends, so unless you want to miss the last couple bands as well as the post-show partying at the Artmore, that's not the best option.

I stayed there 3 times over the years, and never had any insect issues. I mean, the stairs and the elevator were both creaky and seemed almost on the verge of collapse, but no insect issues. :)

Same for me. Three years straight and the only problem I've had so far was with the shower last year. It required calculus and a very precision torque wrench to get water that wasn't freezing or scalding.
 
None that you saw. The one year my friends and I stayed, everyone reported seeing roaches, beetles, and in one room, ants.

One or two of any of those wouldn't be worth note, and I wouldn't even bring it up here. But we saw more than just "one or two." :P

Add to that the stairs and elevator that seemed on the verge of collapse, as Sumeet noted, we all agreed we wouldn't be staying there again. That's just more rooms for the rest of you. So...you're welcome. ;)
